A flat differs from a classic holiday apartment in that it is a residential unit in a city or a larger resort town — in an apartment building, with neighbours who live there year-round. That makes it the natural choice for longer stays, holidays outside the peak weeks, and for anyone who likes their holiday to feel like living in a place, not just visiting a beach.

Who flats are for

  • Longer stays — two weeks or more, a month, “wintering by the sea”. For stays beyond a week or two, owners often offer a noticeably better nightly rate, and monthly arrangements are usually priced individually.
  • Remote work — reliable internet, a desk and a town that functions off-season too (cafés, gyms, shops) have made Thessaloniki and Katerini increasingly popular for workations.
  • Off-season — in October or April resorts like Paralia are quiet, and flats are at their cheapest and most available.

Where you’ll find them

  • Thessaloniki — Greece’s second city: the waterfront promenade, the White Tower, a superb food scene and an airport. A flat in Thessaloniki also works as a base for combining city life with day trips to Halkidiki.
  • Paralia and Olympic Beach (Pieria) — resort towns with plenty of flats in buildings close to the beach; off-season you also have Katerini, a proper town ten minutes’ drive away.
  • Leptokarya and Nei Pori — quieter towns beneath Mount Olympus, popular for longer family stays.

What to check before booking

  • Heating and insulation — for stays from October to April this is the key question. Ask how the flat is heated (air-con units, storage heater, central heating) and whether heating is included in the price.
  • Internet — if you work remotely, ask for the speed and reliability in writing, ideally with a photo of the router or a speed test.
  • Floor and lift — a third-floor flat in a building without a lift is not for everyone, especially with a month’s worth of luggage.
  • Parking — in Thessaloniki parking is a serious line item; ask whether the flat has its own space, or budget for paid garages.
  • Utilities — for monthly stays, clarify whether electricity and water are included or billed by consumption.
