4.7 (3 reviews)A villa is the choice for those who want an entire property to themselves: several bedrooms, a garden, and often a private pool. In Greece, villas are especially popular in Halkidiki, on Thassos and on Lefkada, ranging from modest stone houses to modern builds with sea views.
Who villas are for
- Families with several children — the kids get a garden and a pool, the parents get peace and their own kitchen.
- Two or three families travelling together — per person it often works out comparable to apartments, with shared space and privacy on top.
- Groups of friends and celebrations — note that many owners ask to be told about larger gatherings in advance, and some explicitly do not allow them.
What you typically get
The standard is higher than in apartments: a fully equipped kitchen, a washing machine, multiple bathrooms, a barbecue in the garden and parking for several cars. The pool is usually private, but in some complexes it may be shared between a few villas — always check this in the listing.
Indicative prices
Prices depend on size, location and season; broadly, for a villa with a private pool (6–8 people), per night:
| Season | Indicative range |
|---|---|
| Early season (May) | €120–200 |
| June / September | €150–300 |
| July–August | €250–500 and up |
In peak season almost all villas require a minimum stay — usually 5 or 7 nights, often with Saturday changeover.
What to verify before booking
- Distance to the beach — villas often sit on a hillside or inland, for the view and the quiet. A car then becomes essential; check the realistic travel time to the nearest beach.
- Security deposit — common with villas, refunded on departure if everything is in order. Ask about the amount and how it is returned before you pay anything.
- Final cleaning — sometimes included, sometimes charged separately. Ask for the price to be broken down clearly.
- Pool maintenance — who cleans the pool during your stay and how often, and whether the pool is heated (outside high season the water can be brisk).
- Beds per room — “sleeps 8” sometimes includes sofa beds in the living room. If you want proper beds for everyone, check the room layout.
- Air conditioning in all rooms — in larger houses it is not always standard upstairs or in attic rooms.
